140' high, concrete high rise with spectacular Nob Hill and Union Square views. Large unit sizes featuring upgraded cabinets, granite countertops, stainless steel appliances, high speed elevators and subterranean auto garage. Dramatic architecture and an extensive glass curtain wall system are planned for this future, landmark building.

A proposed concrete high rise with 107 condominium homes and over 15,000 square feet of ground floor retail space. The retail space will be occupied by the ever-popular Trader Joes. The premium site provides excellent frontage along Van Ness Avenue, with additional vehicle access on Sutter Street and Hemlock Street. The property is currently occupied by the outdated UA Galaxy Theater. The strategic re-use of the site shall include a new, energetic pedestrian entry serving both the large, luxury condominiums and area-serving, upscale retail. Extensive neighborhood outreach is underway. Final City approval may occur in early 2007.
